Location: Flora Waterset Apartments; Apollo Beach, FL
Schedule: Full-Time; Monday – Friday; weekend availability required; on- call rotation required
Pay: $33.00 – $36.00/hour; based on experience
Incentives: Quarterly performance-based bonus program; $150/week on-call bonus

Qualifications:
- 2–3+ years of hands-on maintenance supervisory experience in a high-volume residential or multifamily setting
- Skilled in electrical, plumbing, appliance troubleshooting/repair, and basic carpentry
- HVAC/EPA certification required
- Certified Pool Operator (CPO) license required
- Active, hands-on leader who is comfortable working alongside the maintenance team
- Highly organized self-starter with strong communication and problem-solving skills
- Ability to prioritize multiple projects and work effectively in a fast-paced, lease-up environment
- Experience with apartment turns, preventative maintenance, vendor coordination, and property inspections preferred
Physical Requirements: Frequent walking, stairs, standing, climbing, crouching, kneeling, and reaching; ability to lift, push, and pull up to 40 lbs.
Banner Property Management is seeking a skilled, hands-on, and customer-focused Maintenance Supervisor to help lead the maintenance operations of Flora Waterset Apartments, a brand-new multifamily community currently in lease-up.
This is an exciting opportunity for a Maintenance Supervisor who enjoys building something from the ground up. You’ll work closely with the Property Manager to establish efficient maintenance processes, prepare apartments for move-ins, coordinate vendors, and help create a safe, well-maintained, and welcoming community from day one.
The Maintenance Supervisor will lead the day-to-day maintenance operation while remaining actively involved in hands-on repairs, apartment turns, preventative maintenance, inspections, and resident service. The ideal candidate is a strong leader and skilled technician who can balance immediate maintenance needs with the organization and planning required to support a successful lease-up.
Key Responsibilities:
- Help establish and oversee all property maintenance operations and daily workflows during lease-up and ongoing operations
- Lead, coach, schedule, and support the maintenance team while fostering a positive, accountable team environment
- Develop and implement preventative maintenance programs and processes for the new community
- Conduct regular property, building, and unit inspections to ensure the community meets quality and safety standards
- Respond promptly to resident service requests and complete work orders efficiently and professionally
- Manage all phases of apartment turns and make-readies, including cleaning, drywall repair, painting, and appliance troubleshooting/repair
- Assist with the preparation and delivery of new apartment homes for resident move-ins
- Maintain pool operations, grounds, common areas, and overall curb appeal
- Monitor building systems and equipment and coordinate preventative and corrective maintenance as needed
- Coordinate with vendors, obtain quotes, and oversee contracted services to ensure quality and timely completion
- Maintain accurate maintenance records, inventory, and documentation
- Monitor maintenance supplies and equipment and maintain appropriate inventory levels
- Recommend and assist with planning capital improvements, repairs, and equipment needs
- Promote a safe work environment and ensure maintenance activities are performed in accordance with company policies and applicable requirements
- Partner closely with the Property Manager to identify operational needs and maintain a high-quality resident experience
- Participate in an on-call rotation; overtime and weekend work may be required (on-call bonus included)
