JOB SUMMARY:
The Maintenance Technician is responsible for performing general maintenance, repairs, inspections and preventative upkeep across the company’s rental properties. This hands-on role ensures that properties remain in excellent condition, are safe, and are ready for guest arrivals. The ideal associate is skilled, reliable, detail-oriented, and able to work independently while providing excellent service.

DUTIES AND RESPONSIBILITIES:
Property Maintenance and Repairs:
- Complete routine maintenance tasks, including HVAC filter changes, light plumbing, painting, appliance troubleshooting, and basic electrical work.
- Complete property inspections upon check-out.
- Address service requests, guest-reported issues, and preventative maintenance needs promptly and professionally.
- Perform minor carpentry, drywall repairs, and furniture assembly as needed.
- Inspect properties regularly and identify potential maintenance concerns before they impact the guest experience.
Emergency Response:
- Respond to urgent maintenance issues such as water leaks, lock malfunctions, or appliance failures quickly and efficiently.
- Be available for on-call shifts during evenings, weekends, and holidays as scheduled.
Inventory and Supplies Management:
- Maintain appropriate stock of maintenance materials, tools, and supplies.
- Ensure tools are used safely and maintained properly.
Documentation:
- Complete work orders, service logs, and inspection reports accurately and timely.
- Report larger maintenance needs or capital improvement recommendations to the Maintenance Supervisor.
Perform any additional duties assigned by the Maintenance Manager.
REQUIRED SKILLS & EXPERIENCE:
- 2+ years of experience in general maintenance, property maintenance, facilities management, or a related field.
- Hands-on skills in light plumbing, electrical, painting, carpentry, and appliance repairs.
- Strong troubleshooting and problem-solving skills.
- Ability to work independently and manage time effectively across multiple properties.
- Excellent communication skills and a professional demeanor when interacting with guests and team members.
- Reliable transportation and a valid driver’s license required.
- Ability to pass a background check.
DESIRED COMPETENCIES:
- Previous experience in hospitality, vacation rentals, or multi-family property maintenance.
- Knowledge of smart home systems (keyless locks, thermostats, security systems).
- HVAC or technical certifications are a plus (but not required).
- CPO certification is a plus (but not required).
WORK ENVIRONMENT & PHYSICAL REQUIREMENTS:

- Physically demanding role involving frequent standing, walking, lifting, bending, kneeling, and climbing ladders.
- Ability to lift and carry up to 50 pounds.
- Work is conducted indoors and outdoors, sometimes in varied weather conditions.
- Must be comfortable driving between multiple property locations each day.
- Flexibility to work weekends and holidays, and to be on-call for emergency repairs as needed.
