The Building Services Director oversees the daily operations of the Maintenance and Housekeeping Departments and provides leadership in emergency preparedness and response for building, grounds, systems, and community operations. The position also manages relationships with vendors, contractors, and service providers supporting HVAC, plumbing, electrical, utilities, life-safety systems, equipment, and other facility-related needs. The Building Services Director is responsible for the overall leadership and management of the community’s maintenance, housekeeping, and physical plant operations. This role ensures the interior and exterior of the community are maintained to the highest standards of safety, security, functionality, cleanliness, appearance, and asset preservation, in accordance with company standards and all applicable federal, state, and local regulations. In addition, the Building Services Director is accountable for effective financial stewardship of the department, including managing within approved operating budgets, controlling expenses, identifying opportunities for operational efficiencies, and assisting with the development and execution of annual operating and capital expenditure forecasts. The role serves as a key steward of the community’s physical assets and overall presentation, ensuring the environment consistently reflects the organization’s standards for exceptional senior living.

QUALIFICATIONS AND REQUIREMENTS:

·      

  • Associate’s degree from an accredited college or university in Building Construction, Engineering, Facilities Management, Mechanics, or a related field, with four to six years of relevant facilities or building maintenance experience; OR an equivalent combination of education, technical training, and progressively responsible professional experience.
  • Technical training and demonstrated working knowledge in HVAC/R, electrical, plumbing, mechanical systems, and pool maintenance.
  • Experience overseeing the maintenance, safety, and efficiency of building systems, including HVAC, electrical, plumbing, fire and life-safety systems, utilities, and related equipment. 
  • Certified Facilities Management (CFM) Preferred
  • Applicable state licensure, HVAC Certification, and certified pool operator preferred.
  • Experience in commercial, residential, senior living, hospitality, healthcare, or other complex facilities-management environments preferred.
  • Be available for emergency or time-sensitive situations. Be the primary person on call; respond within the required time frame and take appropriate action in accordance with company policies and procedures. 
  • Demonstrated experience hiring, training, supervising, mentoring, and developing associates while maintaining high standards of service, accountability, and performance. 
  • Strong computer skills, including Microsoft Office Suite for reporting, budgeting and team communications.
  • Strong organizational, prioritization, problem-solving, and attention-to-detail skills, with the ability to manage multiple projects and competing priorities in a fast-paced environment. 
  • Strong organizational and time-management skills, with the ability to prioritize competing responsibilities, manage multiple demands, and consistently meet deadlines.
  • Ability to remain composed, exercise sound judgment, and execute effectively in high-pressure, urgent, or charging situations. 
  • Maintains strict confidentiality regarding resident information, associate matters, and community operations in accordance with company policy and applicable regulations.
  • Consistently demonstrates the behaviors and service standards outlined in The Gold Standards. 
  • Maintains a professional appearance and consistently adhere's to company standards for dress, grooming, and personal hygiene. 
  • Serves as a positive representative of Parc Communities by demonstrating professionalism, integrity, respect, and a commitment to exceptional service in all interactions. 


ESSENTIAL FUNCTIONS:                                    

Tasks may include, but are not limited to, the following:

 

  • Ensures compliance with state, local and federal regulations.
  • Manage property management software to track maintenance schedules, asset management and work orders. 
  • Maintain community assets to institutional standards and asset management standards.
  • Supervise, train, and conduct performance appraisals for associates of the maintenance and housekeeping departments.    
  • Maintain grounds, including outside building repair and lawn maintenance, in cooperation with the landscaping contractor and garbage removal services 
  • Maintain all areas inside the building, including offices, including, but not limited to, cleaning and shampooing carpets and furniture, window cleaning, and the maintenance and replacement of vinyl floors. 
  • Maintain and oversee repair of facility equipment in order to ensure proper function
  • Ensures building and equipment licenses, permits, and certifications are current. 
  • Provide ongoing coaching, training, and performance evaluations to ensure high-quality service and adherence to policies.  
  • Deliver staff training in the use of facility equipment and emergency procedures as required 
  • Prepare and refurbish apartments for resident move-ins, including painting, carpet laying, replacement of vinyl floors and installation of ceiling fans 
  • Maintain fire safety and emergency records and procedures in compliance with regulations and environmental concerns (natural disasters, fires, loss of electricity, plumbing issues, pipe breakages, etc.), as well as distribute material safety data sheets (MSDS) 
  • Inspect resident apartments for potential problems and hazards, report concerns to the General Manager 
  • Implement, schedule and/or perform preventative maintenance and keep quality assurance records up to date for the community.
  • Respond to emergencies outside of the normal working schedule as necessary per the Emergency Procedures Manual.
  • Attend Staff Meetings, contributing to the overall quality of Parc Communities.
  • Advise management of any concerns regarding residents.
  • Serves “on call” on weekends and after normal working hours.
  • Serves as Manager on Duty on scheduled weekends.
  • All other duties as assigned by the General Manager.

REQUIRED COMPETENCIES:                                    

  • Ability to manage in a diverse environment with focus on quality of delivery and customer service to residents and their family members, team members and other visitors to Parc Communities
  • Ability to prioritize responsibilities, manage time effectively and meet deadlines accordingly
  • Ability to execute under pressure
  • Maintain confidentiality of verbal and written information about residents, employees and community operations.
  • Employees will always work to the standards defined in the Parc 20 Basics, The Four Steps of Service, and the Parc Communities Credo
  • Neat appearance, adherence to dress code and good personal hygiene are expected

WORK ENVIRONMENT AND PHYSICAL DEMANDS/TRAVEL REQUIREMENTS:        

  • Must be able to lift approximately 50 pounds & 35' ladders.
  • Must be able to climb a ladder 
  • Be the primary person on-call and respond within the required time.
  • Walk 5 to 10 miles daily and carry a backpack weighing 15 to 20 pounds.
  • Mobility is necessary to sit, stand, walk, and tour the community by foot 
  • Must be able to climb and descend stairs
  • Work areas may be subject to frequent distractions and interruptions. 
  • Work is performed both indoors and outdoors. Inclement weather conditions may be experienced.
  • Requires working weekends, evenings, holidays, and overtime, as appropriate 
  • Works in well-lit/ventilated areas. 
  • Subject to falls, burns from equipment, infectious diseases, substances, odors, etc.  
  • Subject to hostile and emotionally upset residents/patients, family members, personnel, visitors, etc.
  • Possible exposure to chemicals as identified in the MSDS Manual
