SUMMARY
The General Superintendent is a senior field construction leader responsible for promoting consistent execution, quality, safety, accountability, and construction best practices across JN Beach Construction projects. This position serves as a technical resource and field leader to Superintendents, Project Managers, construction leadership, subcontractors, and other project partners throughout the lifecycle of each project.
The General Superintendent brings deep general contracting and field construction expertise across trades, construction means and methods, sequencing, constructability, safety, quality control, scheduling, inspections, and project turnover. The role regularly visits active and upcoming jobsites to evaluate construction practices and project conditions, identify risks, coach field teams, resolve or escalate issues, and reinforce Company standards.
This position works collaboratively across field and office teams and provides functional leadership, technical direction, coaching, and accountability to project personnel, including situations where the General Superintendent does not have direct reporting authority. Success requires the ability to build credibility with experienced construction professionals, communicate directly and constructively, influence behavior, and hold teams accountable to established expectations.
Significant travel is an essential component of the position, with approximately 75% travel anticipated, including regular overnight travel to projects throughout California, Utah, Nevada, New Mexico, and other markets in which the Company operates.
DUTIES AND RESPONSIBILITIES
Field Leadership & Technical Oversight
- Serve as a senior technical and field construction resource across multiple projects, providing guidance on construction means and methods, sequencing, constructability, trade coordination, quality, safety, scheduling, and field execution.
- Regularly walk active jobsites and evaluate overall project conditions, workmanship, production, safety, schedule performance, site organization, documentation, and compliance with Company standards.
- Provide technical guidance across major construction disciplines and trades, including sitework and civil, structural systems, framing, building envelope and waterproofing, MEP systems, finishes, life safety, and project turnover.
- Identify field conditions, constructability concerns, coordination issues, or deficiencies that may affect safety, quality, schedule, scope, or cost and work collaboratively with project teams to establish appropriate corrective actions.
- Perform constructability reviews of plans, specifications, schedules, logistics plans, and other project documentation before and during construction.
- Advise Superintendents and Project Managers regarding interpretation and enforcement of plans, specifications, scopes of work, project requirements, and Company standards.
- Participate in key project milestones, including preconstruction planning, frame walks, waterproofing walks, mock-ups, inspections, punch, turnover, and warranty walks.
Quality Control & Construction Standards
- Champion consistent quality-control practices across all projects and reinforce Company expectations for workmanship, documentation, inspections, mock-ups, testing, punch, and turnover.
- Evaluate work in place and proactively identify quality deficiencies or emerging construction risks before they result in significant rework, cost, schedule impact, or warranty exposure.
- Ensure required field inspections, quality-control walks, checklists, documentation, photographs, and corrective actions are completed and maintained in accordance with Company standards.
- Identify recurring construction or quality issues across projects and partner with Construction leadership, Project Management, Preconstruction, and field teams to develop practical solutions and improved standards.
- Support lessons-learned activities and help translate field experience into improved construction practices, details, processes, and training.
Safety Leadership
- Reinforce a strong safety culture and ensure Company safety expectations and applicable jobsite safety requirements are consistently understood and followed.
- Conduct jobsite safety observations and partner with field teams, Company leadership, safety consultants/vendors, and subcontractors to address unsafe conditions and improve jobsite practices.
- Review project compliance with applicable OSHA requirements, SWPPP, BMPs, site-specific safety plans, and Company safety standards.
- Provide leadership and support during significant safety concerns, inspections, investigations, or corrective-action processes as appropriate.
Scheduling & Project Execution
- Review and provide input on baseline schedules to ensure logical, achievable, efficient, and cost-effective construction sequencing.
- Review short-term and look-ahead schedules with project teams and identify risks, constraints, trade conflicts, resource concerns, or delays requiring corrective action.
- Participate in trade coordination and project meetings as appropriate to evaluate project execution, sequencing, logistics, production, and emerging field issues.
- Partner with field and project management teams to identify recovery strategies when projects fall behind schedule or encounter significant construction challenges.
Leadership, Coaching & Accountability
- Provide field leadership, coaching, mentoring, and technical guidance to Superintendents and other field personnel across the organization.
- Establish credibility through construction knowledge, consistency, responsiveness, and a solutions-oriented approach.
- Hold project teams accountable to established Company expectations while maintaining productive, respectful relationships, including when exercising influence without direct reporting authority.
- Provide timely, candid, and constructive feedback regarding field performance, execution, documentation, safety, quality, and adherence to Company standards.
- Escalate significant project, staffing, performance, safety, quality, or schedule concerns to the Director of Construction as appropriate.
- Help develop the capabilities of Superintendents and field teams by sharing best practices, reinforcing expectations, and providing hands-on coaching when needed.
Collaboration & External Relationships
- Partner closely with Superintendents, Project Managers, Preconstruction, Construction leadership, and other office and field employees to support successful project delivery.
- Communicate professionally and effectively with subcontractors regarding construction execution, coordination, quality, schedule, safety, and corrective-action expectations.
- Coordinate with Company safety vendors and specialty consultants, including waterproofing, accessibility/CASP, ADA, inspection, and other technical consultants.
- Serve as a Company representative or backup liaison with building officials, utility representatives, inspectors, OSHA representatives, city engineers, and other external parties as needed.
- Promote strong field-office relationships by facilitating communication, surfacing issues early, and helping project teams reach practical solutions.
Technology & Documentation
- Demonstrate strong proficiency and comfort with construction technology and use technology as a tool to improve field execution, communication, documentation, visibility, and accountability.
- Effectively utilize Procore and other Company-approved construction management, scheduling, reporting, communication, and documentation systems.
- Reinforce timely and accurate use of Company systems by field teams, including documentation related to RFIs, field observations, photographs, inspections, as-builts, punch items, schedules, T&M work, and other project records.
- Evaluate information available through Company systems to identify missing documentation, emerging risks, unresolved items, or areas requiring follow-up.
EDUCATION, EXPERIENCE, KNOWLEDGE, SKILLS AND ABILITIES
- Extensive progressive experience with a general contractor, with significant field leadership responsibility on complex multifamily or comparable commercial construction projects.
- Minimum of 15 years of progressive construction experience preferred, including at least 10 years in Superintendent or senior field leadership roles; multi-project General Superintendent or comparable leadership experience strongly preferred.
- Broad technical knowledge across construction trades, building systems, construction means and methods, sequencing, constructability, quality control, and project closeout.
- Advanced working knowledge of Type I, Type III, and Type V construction and applicable building, life-safety, accessibility, and construction requirements.
- Demonstrated ability to identify workmanship, constructability, sequencing, safety, and quality issues through active jobsite observation.
- Strong understanding of construction schedules and the relationship among procurement, trade sequencing, labor, inspections, project milestones, and overall project delivery.
- OSHA 30 certification required.
- Experience working with and communicating directly with subcontractors, inspectors, consultants, safety professionals, and other external project partners.
- Strong proficiency with construction technology, including Procore or comparable project-management platforms, scheduling tools, Microsoft Office applications, and other digital field-management tools.
- Demonstrated ability to coach, influence, and hold experienced professionals accountable, including individuals outside the position’s direct reporting structure.
- Strong interpersonal skills and the ability to build productive working relationships across field and office teams.
- Direct, professional, and effective verbal and written communication skills, including the ability to address difficult issues constructively.
- Strong judgment and problem-solving skills with the ability to distinguish issues that can be resolved at the project level from those requiring leadership escalation.
- Highly organized and able to prioritize responsibilities across multiple active construction projects and geographic locations.
- High level of integrity, dependability, follow-through, and personal accountability.
- Ability and willingness to travel approximately 75% of the time, generally representing three out of four weeks per month, including overnight travel to jobsites throughout California, Utah, Nevada, New Mexico, and other Company markets.
- Experience in multifamily and/or affordable housing construction strongly preferred.
