Job DetailsJob Location: Denver, CO 80224-1588Position Type: Full TimeSalary Range: $57,782.00 - $58,000.00 Base+Commission/yearJob Shift: AnyThe Leasing Counselor helps manage leasing efforts for the community, which includes increasing and maintaining full occupancy within the parameters of the Approved Budgets. They must maintain positive relationships with prospective residents, responsible parties (E.g., Influencers) along with competing businesses, professionals, and organizations in the local area. Additionally, the Leasing Counselor ensures that a smooth transition occurs from a prospect status to resident status, which is completed by the appropriate department head or Executive Director. The Leasing Counselor greatly contributes to the purpose of the organization, helping seniors thrive in community.  He or she builds and sustains strong Rental Income revenue by stewarding over the wellbeing of prospects who inquire about the community.  Primary Duties & Responsibilities: Adheres to and conveys a philosophy that supports the dignity, privacy, independence, choice, and individuality of residents and prospects Qualify prospects, participate in meetings and community tours with identified prospects Manage lead base in conjunction with the leasing department head and members of the leasing team Identify, build, and develop an effective network of community and professional sources, when applicable, for potential resident referrals and established relationships that assure continuing opportunities for the community and property Assist with gathering and organization of all required information necessary to complete a successful move-in so that the appropriate department head or Executive Director can complete move in paperwork   Participate in special luncheons/tours, special events and promotions for community contact groups when appropriate Contribute to the successful execution of sales goals through active participation in appropriate planning (E.g., Top 10 Board and Wrap Up, Creative Follow- Up) and team leasing strategies (E.g., Call Outs, Attunement, CRM Entry, and Urgency) Maintain an accurate record of sales activity statistics (lead generation efforts) and assist in the preparation of routine and periodic leasing reports in accordance with company policy Provide internal and external sales support to the marketing team Identify and cultivate needs and goals of potential customers, residents and families Manages inventory of marketing materials and adheres to the Approved Budgets Diligently work toward the completion of special projects, requests, and assignments Other duties as assigned  Qualifications & Physical Requirements: Working knowledge of leasing skills (E.g., Attunement, Connecting, Untangling Emotions, and Advancing to next logical step) as related to senior housing Excellent communication, social awareness, emotional intelligence, connection, and communication, and articulation skills Superior relationship building, networking, and customer service skills Strong organization skills, able to multi-task, and can manage self to meet fluid deadlines in a customer focused environment.
