Summary of Duties: Â
The General Superintendent provides operational, field, and technical leadership for warranty activities on industrial and commercial construction projects. The position is responsible for coordinating and overseeing a wide range of HVAC/R and mechanical warranty activities, including investigation, troubleshooting, service, repair, corrective action, documentation, and closeout. The Superintendent coordinates warranty requests from initial customer notification through final resolution and works with customers, project teams, HVAC/R technicians, field personnel, subcontractors, vendors, manufacturers, and internal departments to ensure warranty issues are evaluated and resolved safely, efficiently, professionally, and in accordance with contractual and company requirements.

Primary Responsibilities:
- Manage warranty operations from initial customer notification through investigation, assignment, corrective action, documentation, and final closeout.
- Review warranty requests to determine scope, urgency, responsibility, required resources, and appropriate response.
- Maintain effective communication with customers, owners, general contractors, project teams, and other stakeholders regarding warranty status and resolution.
- Track warranty schedules, open items, response times, callbacks, labor, materials, costs, and completion status; escalate issues as necessary.
- Coordinate materials, parts, equipment, technical support, and specialized services required to complete warranty work.
- Review subcontractor and vendor warranty obligations and coordinate recovery or corrective work when applicable.
- Maintain accurate warranty records, including service reports, photographs, project information, cost records, and supporting documentation.
- Make timely warranty decisions that protect company interests while maintaining customer service and contractual obligations.
- Ensure final warranty closeout is completed, including corrective work, required customer instruction, spare parts, cleanup, demobilization, and record archiving.
- Assist in equipment start-up and Owner Training prior to building turnover.
- Perform other duties as required or assigned.

Qualifications: Â
General Superintendent 1 / 2:
- College/university graduate or equivalent combination of skills or equivalent combination and experience generally expected for specified technical roles.
- Proven specialist expertise, typically 10+ years of experience
- Commercial or industrial HVAC/R and mechanical construction, service, commissioning, or start-up preferred.
- Universal 608 EPA License preferred
- 2+ years of experience in a supervisory, lead, warranty, service, or quality-control role preferred.
- Experience with mechanical equipment start-up, troubleshooting, testing, and operational verification.
- Experience working with general contractors, owners, manufacturers, vendors, and subcontractors.
- Responsible for a single department or functional area either as a manager or functional expert.
- Initiates and maintains relationships with key staff and other departments.
- Makes authoritative decisions and recommendations having important impact on activities of the company.
- Demonstrates a high degree of creativity, foresight and mature judgment in anticipating and solving unprecedented complexities.
- Determines program objectives and requirements, organizing programs and projects and developing standards and guidelines for diverse activities.

General Superintendent 3: includes all of the above plus:
- Masters or college/university graduate or equivalent combination of skills and experience generally required.
- Expert in field, extensive relevant experience, 15+ years.
- Company Leader.
- Responsible for one or more programs/functions of such diversity and scope to be of critical importance to overall company objectives.Â
- Negotiates critical and controversial issues with top-level employees and officers.
- Plays a role in company business strategy development and execution.Â

Minimum Physical Requirements and Accountability:
- Work often involves extended periods of standing, walking, and performing repetitive or physically demanding tasks.
- Effective verbal communication and hearing are essential for maintaining safety, receiving instructions, and coordinating with team members in person, over radios, or through alarms.
- Both fine motor skills (e.g., handling small components, precision work) and gross motor skills (e.g., operating tools and heavy equipment) are critical.
- Visual acuity is required for reading blueprints, measuring materials, performing precision work, and maintaining situational awareness; near, far, and peripheral vision may all be needed.
- Must be able to work in a variety of environments, including indoor and outdoor settings, as well as dusty, loud, hot, cold, or potentially hazardous areas.
- Tasks may involve bending, stooping, reaching overhead or below shoulder height, crouching, kneeling, climbing ladders or ramps, and maintaining balance on uneven surfaces.
- Must be able to work at heights, in confined spaces, or in other challenging physical locations as required by the task.
- Must be able to lift, carry, push, or pull up to 50 lbs independently. [Note, do not use anything greater than 50 lbs. Since we require a team lift for anything over 50 lbs.]
- Must comply with all company policies and procedures.
- Consistent, punctual attendance during core business hours is essential.
- Reliable transportation is required for commuting and occasional travel between local corporate offices and job sites during business hours.
- All employees are accountable for safety and health and are empowered to stop work if an unsafe condition is present. Employees should immediately notify their supervisor so that the hazard may be corrected.
