The Maintenance and Facilities Manager will be responsible for overseeing and maintaining all equipment, facility systems and property maintenance. This includes operation of a natural gas-powered combined heat and power plant, as well as a 68,000 square foot medical marijuana processing facility. The position balances team leadership with hands-on responsibility in core functions with responsibility managing a team of maintenance and sanitation personnel, as well as overseeing third-party contracts for outside repair and service. The Maintenance and Facilities Manager will possess knowledge and experience in maintenance, inspection, and repair of mechanical, electrical, plumbing, power generation, automated control, and HVAC systems.
RESPONSIBILITIES:Â
- Manager with Day-to-Day Operational facility tasks, including management of third-party contractors.
- Oversee facility operations for the property, including all buildings and surrounding grounds as well as mechanical systems and equipment to include but not be limited to:
- Utilities
- Refrigeration
- HVAC
- Automated controls
- Electricity
- Generators
- CO2 systems
- Capital investments
- Sanitation and pest control
- Lawn and snow removal services
- Other production equipment
- Ensure safe and satisfactory operation of equipment, irrigation/fertilization systems, environmental controls, and other relevant systems by adhering to preventive maintenance schedules, following manufacturer's instructions, and trouble-shooting malfunctions; budget and execute repairs.
- Maintain equipment inventory; evaluate new equipment and techniques.
- Perform emergency repairs promptly and efficiently; prepare and maintain maintenance records of completed activities.
- Develop, create, and implement plans regarding maintenance needs, both routine and broke fix, in conjunction with department managers to ensure the least amount of internal/external disruption.
- Develop and coordinate cleaning schedule, exterior landscaping, debris removal, etc.
- Evaluate third-party vendors and subcontractors for all services required for the maintenance of all facilities and grounds.
- Provide regular reports regarding facilities, maintenance, ground, and other actions taken.
- Coordinate and plan capital projects ensuring fiscal responsibility with measured goals and objectives.
- Create and execute departmental fiscal budget; support other managers to formulate applicable budgets, as needed.
- Ensure all regulations from the PA Department of Health are adhered to while maintaining familiarity with all applicable regulations regarding the assigned department.
- All other duties as assigned.
Demonstrates basic understanding of industrial safety protocols, including, but not limited to electrical safety protocols, machine guarding, Lockout/Tagout, confined space procedures, and compressed gas safety.
REQUIREMENTS:Â
- Bachelor's degree in a relevant Engineering program, Operations, or similar field of study; or 5+ years' facility management/maintenance in production/manufacturing experience; or any other combination of education and experience.
- Valid driver's license, in good standing.
- 5+ years of experience in a leadership position.
- 5+ years of experience working in a fast-pace, highly regulated environment with a focus in building and equipment operation.
- Demonstrated understanding of electrical and mechanical systems including generators, air handling units, etc.
- Advanced critical thinking skills with the ability to operate under pressure to trouble shoot and problem solve.
- Ability to work and prioritize in a heavily regulated, complex, fast-paced environment.
PHYSICAL REQUIREMENTS:
This is a labor-intensive position, working in a greenhouse and manufacturing environment. This position is in an environment that frequently has a strong cannabis odor. This position will frequently be in-contact with cannabis in its vegetative, flowering, harvested, cured, and packaged phases. his position has direct exposure to finely ground cannabis product that can irritate airways. While performing the duties of this job, the employee is frequently required to:
- Sit, walk and stand for extended periods of time, including crouching and stooping
- Utilize hearing protection equipment and other PPE to maintain safety and compliance
- Communicate clearly and effectively with team members and leadership through talking and hearing
- Use hands and fingers to operate, handle, and/or feel objects, tools, and/or controls; and reach with hands and arms
- Lift and/or move up to 75 pounds
- The employee must be physically capable of performing manual labor tasks required for the proper management of cultivation facility, including meeting activity performance metrics, lifting/carrying product totes, pushing carts, moving and adjusting equipment, etc.
- Will be required to wear varying degrees of personal protective equipment for specific tasks (some tasks require partial PPE; some will require full PPE)
- Specific vision abilities required by this job include close vision and the ability to adjust focus
- Must be able to work in rooms with temperatures averaging 60 – 75 degrees with elevated humidity levels and intense bright lights as well as areas with higher-than-average CO2 levels
- Must be able to work in the dark or altered colored lighting
- The work environment may include exposure to fumes, dust, odors, heights, temperatures, motion, and moderate-to-loud noises
