The Facilities Technician II is responsible for advanced maintenance, troubleshooting, monitoring, and operation of critical facility infrastructure systems, including the facility's Combined Heat and Power (CHP/COGEN) system. This position serves as the lead technician for day-to-day utility operations and supports the Facilities Manager in maintaining reliable operation of power generation, heating, cooling, environmental control, and utility systems.

The Facilities Technician II performs advanced preventive and corrective maintenance, responds to equipment failures, monitors system performance, and assists with implementation of maintenance strategies for critical infrastructure. This position works independently on complex maintenance activities while collaborating with the Facilities Manager on major repairs, system upgrades, and operational improvements.

KEY RESPONSIBILITIES: 

• Perform advanced troubleshooting, diagnostics, maintenance, and repair of facility infrastructure and production support systems.
• Serve as a technical subject matter expert for electrical, HVAC, mechanical, controls, and utility systems.
• Diagnose complex equipment failures and implement corrective actions to minimize downtime.
• Perform day-to-day operation, monitoring, inspection, and maintenance of the facility's Combined Heat and Power (CHP/COGEN) system.
• Monitor operating conditions, alarms, performance metrics, and utility system trends to ensure safe and efficient system operation.
• Perform routine maintenance, inspections, adjustments, and repairs on COGEN-related equipment and supporting infrastructure including boilers, chillers, pumps, heat exchangers, generators, and other utility distribution systems associated with COGEN operations
• Support operation and maintenance of HVAC systems, automation controls, electrical distribution systems, generators, refrigeration systems, compressed gas systems, and environmental controls.
• Assist in planning, scheduling, and executing preventive maintenance activities.
• Lead maintenance projects, equipment installations, modifications, and facility upgrades.
• Coordinate and oversee contractors and service providers performing work on site.
• Identify opportunities to improve equipment reliability, maintenance processes, and operational efficiency.
• Train and mentor Facilities Technician I and/or employees on maintenance procedures, troubleshooting practices, and safety requirements.
• Assist management with vendor evaluations, project planning, repair estimates, and equipment recommendations.
• Ensure maintenance activities comply with OSHA standards, company policies, and Pennsylvania Department of Health regulations.
• Maintain maintenance records, project documentation, and equipment histories.
• Demonstrate advanced understanding of electrical safety, machine guarding, Lockout/Tagout, confined space procedures, and compressed gas safety.
• Perform emergency maintenance response activities as needed.
• Perform other duties as assigned.

EDUCATION AND SKILLS:

• High school diploma or GED required.
• Licensed HVAC Technician, Licensed Electrician, Licensed Industrial Maintenance Technician, or equivalent trade licensing required.
• Additional technical certifications are preferred.
• Valid driver's license in good standing with a clean driving record
• Five (5) or more years of facilities maintenance, industrial maintenance, manufacturing maintenance, or related experience.
• Experience operating and maintaining critical facility systems required.
• Experience in regulated manufacturing, pharmaceutical, food production, agricultural, or similar environment preferred.
• Advanced knowledge of electrical, HVAC, mechanical, plumbing, refrigeration, automation, and facility support systems.
• Experience in operating, monitoring, and maintaining Combined Heat and Power (CHP/COGEN) systems or comparable industrial utility infrastructure preferred.
• Strong understanding of fluid dynamics, including pumps, pressure systems, heat transfer, cooling towers, chilled water systems, recycled water systems, and closed-loop distribution systems.
• Experience operating and troubleshooting industrial chillers and boiler systems.
• Understanding of electrical power generation and distribution systems.
• Working knowledge of cryogenic gas systems, including storage, distribution, monitoring, and associated safety requirements.
• Ability to interpret electrical schematics, P&IDs, control drawings, and technical documentation.
• Strong troubleshooting, root-cause analysis, and problem-solving skills.
• Ability to identify system abnormalities and recommend corrective actions.
• Ability to work independently while collaborating with management on complex infrastructure issues

WORK CONDITIONS: 

This is a labor-intensive position, working in a greenhouse and manufacturing environment. This position is in an environment that frequently has a strong Medical Marijuana odor. This position will frequently be in-contact with Medical Marijuana in its vegetative, flowering, harvested, cured, and packaged phases. his position has direct exposure to finely ground Medical Marijuana product that can irritate airways. While performing the duties of this job, the employee is frequently required to:

• Sit, walk and stand for extended periods of time, including crouching and stooping.
• Utilize hearing protection equipment and other PPE to maintain safety and compliance.
• Communicate clearly and effectively with team members and leadership through talking and hearing.
• Use hands and fingers to operate, handle, and/or feel objects, tools, and/or controls; and reach with hands and arms.
• Lift and/or move up to 75 pounds on a regular basis.
• The employee must be physically capable of performing manual labor tasks required for the proper management of cultivation facility, including meeting activity performance metrics, lifting/carrying product totes, pushing carts, moving and adjusting equipment, etc.
• Will be required to wear varying degrees of personal protective equipment for specific tasks (some tasks require partial PPE; some will require full PPE).
• Specific vision abilities required by this job include close vision and the ability to adjust focus.
• Must be able to work in rooms with temperatures averaging 60 – 75 degrees with elevated humidity levels and intense bright lights as well as areas with higher-than-average CO2 levels.
• Must be able to work in the dark or altered colored lighting.
• The work environment may include exposure to fumes, dust, odors, heights, temperatures, motion, and moderate-to-loud noises.
