Schedule: Monday–Friday, plus rotational on-call duty for after-hours maintenance emergencies

Gaines Investment Trust is seeking an experienced Lead Maintenance Supervisor to lead maintenance operations at Silverado Apartments in Frisco, Texas.
This is a hands-on leadership role for an experienced multifamily maintenance professional who knows how to keep a community operating at a high level while developing a strong maintenance team.
You’ll oversee daily maintenance operations, troubleshoot complex repairs, manage apartment turns and preventative maintenance, and ensure residents receive timely, professional service. We’re looking for someone who takes ownership, leads by example, and holds both themselves and their team to high standards.
What You Will Do
  • Lead and oversee daily maintenance operations for the apartment community
  • Diagnose and complete HVAC, plumbing, electrical, appliance, and general maintenance repairs
  • Prioritize, assign, and monitor service requests to ensure timely, high-quality completion
  • Oversee apartment turns, including scheduling, inspections, and quality control
  • Supervise, coach, train, and develop maintenance team members
  • Maintain the community’s pools, grounds, amenities, buildings, and common areas to company standards
  • Manage preventative maintenance programs and property inspections
  • Coordinate vendors and contractors for specialized repairs and projects
  • Maintain maintenance inventory, order supplies, and help control expenses
  • Communicate professionally with residents and provide exceptional customer service
  • Partner with community leadership to identify and resolve maintenance and property-related concerns
  • Participate in the rotational on-call schedule and respond to after-hours maintenance emergencies
What You Will Bring
  • HVAC Certification required
  • Certified Pool Operator (CPO) Certification required
  • Valid driver’s license
  • Three or more years of multifamily apartment maintenance experience
  • Previous maintenance leadership or supervisory experience strongly preferred
  • Strong troubleshooting skills in HVAC, plumbing, electrical, appliances, and general maintenance
  • Ability to lead, train, develop, and hold team members accountable
  • Strong organizational, planning, and time-management skills
  • Excellent communication and customer service skills
  • Ability to prioritize multiple service requests and operational needs
  • Dependability, initiative, and strong attention to detail
