Green Valley Recreation, Inc. (GVR) is a private, non-profit recreation organization that provides facilities and programs for the largely-retired community of Green Valley, AZ, 20 minutes south of downtown Tucson. The Green Valley community is comprised of 120+ distinct Home Owners Associations, with housing available to fit every budget. Most HOAs are age-restricted, requiring at least one owner to be age 55 or older, and prohibiting permanent residence of children. Family-friendly and fast-growing Sahuarita adjoins the Green Valley area on the north. Among GVRs fourteen recreation centers, there are thirteen pools and spas, six fitness centers, sports courts, auditoriums, meeting rooms, and well-equipped hobby shops. JOB DESCRIPTION   Job Title:                                Project Manager Department:                          Maintenance FLSA Status:                          Exempt            Salary Grade:                       109 ($60,958-$91,437 Annually) Reports To:                        Facilities Director Summary The Project Manager role at GVR is critical in overseeing designated construction and renovation projects. Key responsibilities include ensuring timely, within-scope, and within-budget project delivery. This entails developing detailed project plans, managing budgets, and maintaining comprehensive project documentation. The role involves close collaboration with architects, designers, and officials, participating in meetings, and finalizing contracts. The Project Manager is hands-on, monitoring projects from start to completion, addressing issues promptly, and implementing changes when necessary. Building and managing relationships with vendors/contractors involves contract creation, execution, and documentation. Additionally, the Project Manager is pivotal in coordinating tasks, managing resources, and minimizing project risks. As a leader, they contribute to the annual center closure schedule and actively participate in the budgeting process for the facilities department. Essential Job Functions The project manager oversees designated projects for the corporation Ensure that all projects are delivered on time, within scope, and within budget Manage project budget to reach cost targets Develop detailed project plans to monitor and track progress and goals Create and maintain comprehensive project documentation Interface with architects, designers, and county/jurisdiction officials Participate in meetings, development of requirements and specifications, and contract finalization Monitor all projects from start-up to completion phases by being present onsite throughout the project lifecycle Assist in the definition of the project scope and objectives Manage changes to the project scope, project schedule, and project costs Monitors problems, provide solutions, and implements changes as necessary to ensure the project timeline is followed Establish and maintain relationships with vendors/contractors Successfully manage the relationship with the vendors/contractors and all stakeholders Create and execute vendor/contractor contracts. Compile and maintain vendor W9s and insurance certificates Coordinate, document, and assign tasks for the project team and provide the team with direction and support Coordinate internal resources and vendors/contractors for the execution of projects Manage and communicate ongoing changes in tasks, goals, or performance Perform risk management to minimize project risks Lead yearly center closure schedule based on Reserve Study and Long-term Capital Plans. Participate in the budgeting process for the facilities department, including departmental meetings and final submittal to the Facilities Director and CFO.
