Employees should take the initiative, solve problems, display good judgment, and take ownership for delivering a high-quality product or service.   Essential Job Functions:  Manage the maintenance, construction, repair, and refurbishment of one or more facilities or properties. Follow and implement policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Perform routine maintenance on facilities and make repairs as needed. Develop and maintain preventive and predictive maintenance schedules. Monitor daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Prepare facilities for changing weather conditions. Schedule routine inspections and emergency repairs with outside vendors. Ensure proper security measures for the workplace, including collaborating with security system vendors. Track work orders for quality, adherence to service standards, and budget guidelines. Create reports on maintenance, repairs, safety and other occurrences for the management team and other relevant stakeholders. Train and coach employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversee contractors engaged for construction, janitorial, or other services projects. Ensure compliance with local, state, and federal regulations (e.g., OSHA standards). Conduct and document safety inspections and risk assessments. Maintain required certifications, permits, and inspection records.   Qualifications: Bachelor’s degree in business management, engineering, or facilities management preferred. 2-4 years of experience in a relevant facilities supervisory role. A minimum of 1 year employee supervision experience. Certifications in facilities management, such as: Certified Facility Manager (CFM) or Certified Maintenance and Reliability Professional (CMRP), a plus. Knowledge of maintenance systems, technical operations, and building codes and regulations. Outstanding customer service and communication skills. Clean driving record due to use of company vehicles. Ability to work independently and in a team environment to achieve goals in a timely manner. Strong attention to detail and organizational skills.    Physical Demands: Ability to sit or stand for long periods of time. Ability to lift, bend or move up to 50 pounds. Ability to adjust schedule to meet deadlines and deliverables. Availability for emergency response outside normal business hours.   Compensation: $75,000 to $95,000 annually to start, Depending Upon Qualifications Paid Vacation Paid Holidays Paid Sick Leave Partial Payment by Company of Group Health Insurance 401(k) with limited company matching.
