Sea Island Land Development, a leading sitework and land development company based in Ravenel, SC serving the Lowcountry since 2016, is seeking an experienced Preconstruction Administrator to manage the administrative, organizational, and analytical tasks required before earthwork and utility construction begin for our growing team. This is an excellent opportunity for a detail-driven professional who takes pride in accuracy and building processes that hold up as the company scales.


What You'll Do:

  • Organize and distribute civil engineering drawings, geotechnical reports, bid documents, and addenda to estimating teams and subcontractors
  • Assist estimators with preliminary plan scale checks and minor quantity take-offs (utility piping footages, clearing acreage)
  • Coordinate with local municipalities and environmental agencies to secure necessary land-disturbance permits, zoning approvals, and utility connections
  • Assist estimators by sending out Requests for Proposals (RFPs), track subcontractor bids, and compile initial take-off data for earthwork, grading, and utilities
  • Perform initial compliance reviews of incoming bids against project scope
  • Vett sitework and excavation subcontractors to ensure they meet safety, licensing, and bonding requirements
  • Coordinate with public and private utility providers to schedule site mark-outs, temporary power setup, and utility conflict resolutions
  • Schedule and document pre-bid meetings, site walkthroughs, and internal alignment meetings between project managers and estimators
  • Draft, log, and monitor Requests for Information (RFIs) sent to civil engineers
  • Track subcontractor insurance certificates and preconstruction compliance documentation
  • Review project plans to estimate labor, material, and equipment expenses
  • Identify trends and recommend process improvements


What We're Looking For:

  • 2+ years of administrative or project coordination experience within heavy civil construction, land excavation, or commercial contracting
  • A strong understanding of civil construction processes, including clearing, grading, paving, stormwater management, and underground utilities
  • Experience with construction management and bidding platforms such as AGTEK, AutoCAD, Procore, Viewpoint, Bluebeam Revu, Bid2Win, or OST (On-Screen Takeoff)
  • The ability to spot discrepancies between different versions of civil plans and track complex regulatory paperwork
  • Strong verbal and written skills to act as the primary liaison between developers, engineers, and subcontractors
