SUMMARY

HRI Management is seeking a motivated, detail-oriented Operations and Development Intern to support portfolio-level initiatives across operations, business development, marketing, and property performance. This on-site internship provides hands-on experience with multifamily real estate operations, project coordination, market research, digital platforms, reporting, and process improvement.

The ideal candidate is organized, resourceful, analytical, and eager to learn. This individual should be comfortable balancing recurring responsibilities with special projects and collaborating with corporate and on-site teams to help move initiatives from planning through execution.


JOB RESPONSIBILITIES

  • Support day-to-day operational initiatives across a portfolio of multifamily communities
  • Maintain project trackers, timelines, action items, department documentation, and follow-up schedules
  • Coordinate requests and information between corporate departments, on-site teams, vendors, and other partners
  • Assist with portfolio-wide audits, quality-control reviews, and implementation of operational standards
  • Identify inefficiencies, recurring issues, and opportunities to improve workflows, documentation, and team resources
  • Conduct market, competitor, property, and submarket research to support development and portfolio decisions
  • Compile information related to rents, occupancy, concessions, amenities, construction pipelines, employers, and market trends
  • Assist with preparation of property profiles, market summaries, ownership reports, presentations, and other decision-support materials
  • Research prospective opportunities, vendors, technologies, and partnerships as assigned
  • Support due diligence, new-property onboarding, lease-up planning, and other development-related initiatives
  • Audit and maintain property websites and Internet Listing Service listings for accuracy, consistency, and completeness
  • Review and update property information, including amenities, floor plans, office hours, contact information, policies, neighborhood content, community features, specials, banners, and promotional messaging
  • Identify website errors, broken links, missing content, or technical issues and coordinate required corrections
  • Review property photography and digital assets for quality, relevance, and brand consistency; organize files and coordinate requests for updated images when needed
  • Support new website launches, property onboarding, rebranding efforts, and related quality-assurance processes
  • Monitor online reviews and reputation performance across Google, Apartments.com, Facebook, Yelp, and other platforms
  • Prepare recurring reports that highlight performance trends, opportunities, and recommended follow-up actions
  • Assist with resident engagement initiatives, community events, social media content, email campaigns, newsletters, flyers, banners, and other marketing materials
  • Maintain consistent branding and messaging across digital and print channels
  • Support campaigns for prospective residents, stabilized communities, lease-ups, and special portfolio initiatives
  • Compile monthly operational, marketing, and portfolio updates using information from multiple sources
  • Monitor basic performance indicators and assist with organizing data for leadership review
  • Provide administrative and creative support for internal communications, trainings, meetings, and presentations
  • Participate in special operational, development, and marketing projects based on business needs
  • Assist with developing and maintaining financial models used for real estate development projects 
  • Evaluate financing mechanisms including LIHTCs, tax-exempt bonds, tax increment financing, restoration tax abatements, Payments instead of Taxes, Federal and State HTCs, CDBG, HOME Funds, among others
  • Analyze potential financing risks and opportunities, reporting to HRIC development team members 
  • Assist in preparing tax credit and state/local funding applications
  • Assist the development team with miscellaneous project deliverables
  • Assist in business development/new project market research
  • Perform other related duties as assigned


QUALIFICATIONS

Required Skills/Abilities

  • Currently pursuing a degree in Business, Real Estate, Marketing, Communications, Finance, Management, or a related field
  • Strong written and verbal communication skills
  • Exceptional attention to detail, organization, and follow-through
  • Ability to manage multiple projects, adjust priorities, and meet deadlines
  • Comfort working with spreadsheets, online platforms, research tools, and business data
  • Experience with Microsoft Office and Canva; familiarity with property management, CRM, website, or project-management platforms is a plus
  • Professional, collaborative approach and willingness to work with both corporate and on-site teams
  • Interest in multifamily real estate, operations, development, marketing, or asset management
  • This is an on-site position with scheduling based on business and academic needs
  • The role includes direct collaboration with experienced professionals and participation in real-world portfolio initiatives
  • Responsibilities may expand based on performance, demonstrated interests, and business needs

Physical Requirements:

  • Prolonged periods sitting at a desk, working on a computer, standing, and walking
  • Requires manual dexterity with normal hand/finger movement and coordination
  • Ability to walk for extended periods, including climbing flights of stairs in various weather conditions
