Overview and Summary:
Superintendents are to treat the property as a machine. The machine is to be kept in working order, spotless and well lubricated. Superintendents will plan, schedule, coordinate and execute repairs, general maintenance and cleanliness of Manhattan Valleyās commercial or residential properties. Superintendents are responsible for the execution of porter and handyman duties to ensure properties are maintained to ensure avoidance of violations. Superintendents must meet management standards, as well as City, State, and Federal requirements when performing essential repairs/work. Superintendent must attend all regular meetings to discuss work to be performed and appearance of the building. Follows proper procedures and completes required paperwork to order and receive supplies and equipment; receives all authorizations as necessary.
Reports to: Directly reports to the Facility Director and Maintenance Supervisor. Additionally Superintendent will follow instructions and directives from other management personnel, including Property Managers and the Executive Director.
Superintendentās Essential Job Duties:
Maintenance
ļ· Ensure that all public areas and building grounds are kept in a clean presentable manner to the largest extent possible, endeavor to keep the buildings violation free
ļ· Maintain entry doors/ locks/ intercoms
ļ· Maintain a boiler and boiler service log
ļ· Maintain burner
ļ· Maintain fuel tank
ļ· Maintain supplies and inventory
ļ· Respond to all maintenance requests (emergencies) from tenants within 24 hours
ļ· Respond to all maintenance manager, facilities director, dispatcher requests and property managersā requests Repairs
ļ· Keep a daily maintenance log by apartment
ļ· Make various repairs in public areas
ļ· Make plumbing repairs
ļ· Make plaster repairs
ļ· Make paint repairs
ļ· Make electrical repairs
ļ· Make waterproofing repairs
ļ· May be required to make repairs as requested and or needed
Communications
ļ· Make daily telephone or personal contact with supervisor
ļ· Distribute monthly rent bills, notices, arrears notices and memos
ļ· Post service interruption notices
ļ· Personally make contact with tenants and advise to see owner when requested
ļ· Visually identify each tenant/guest
ļ· Advise owner of any moveāins / outs / subletting/vacancies as the occur
ļ· Alert owner of any illegal or dangerous activity occurring on the premises.
ļ· Liaison with outside contractors when necessary
ļ· Coordinate with exterminator and other scheduled service personnel who perform contract work to ensure routine and special maintenance processes are promptly and effectively completed.

Essential Requirements: Qualifications, Skills and Education:
1. Must have minimum of 3 years of experience as superintendent.
2. Must be able to verbally communicate, read and write English, Bilingual preferred.
3. Must have a FDNY Certificate of Fitness for boilers (mandatory) and sprinklers (mandatory, where applicable). Candidates lacking the credentials must acquire certification within 6 months of employment.
4. Must have a High School Diploma/equivalent. Candidate lacking the credentials should have a minimum of 5 years of superintendent experience
5. Must have the skills required to perform any and all other maintenance personnel functions.
