Residential Chief Engineer

About the Role:

The Engineering Manager supports the Director of Engineering in the daily operation, maintenance, preservation, and enhancement of the residential property's building systems, common areas, and physical assets. This position is responsible for coordinating day-to-day engineering operations, preventive maintenance activities, resident service requests, vendor services, and building maintenance programs to ensure the property operates safely, efficiently, and in accordance with Four Seasons standards.

The Engineering Manager works closely with Residential Management, residents, contractors, and service providers to support building performance, regulatory compliance, asset preservation, and resident satisfaction. This role combines technical knowledge, operational oversight, and resident service with limited supervisory responsibilities to support the overall success of the Residential property experience.

This position is actively involved in daily building operations and maintenance activities and may be required to respond to emergencies, critical incidents, and operational issues outside normal business hours.

What You'll Do:

Professional Standards

  • Conduct oneself in a professional manner at all times, reflecting the standards of Four Seasons Hotel and Residences.

  • Promote a culture of safety, service excellence, teamwork, and accountability.

  • Represent the Engineering Department professionally in interactions with residents, homeowners, vendors, contractors, and internal departments.

  • Participate in operational, safety, and engineering meetings as required.

Engineering and Building Operations

  • Serve as the on-site lead for daily building operations while utilizing Engineering resources and support. This role will manage 3rd party vendors to complete repairs and other tasks and eventually build a maintenance team .

  • Oversee the operation, maintenance, and repair of building systems including HVAC, electrical, plumbing, fire and life safety systems, painting, carpentry, and general building equipment.

  • Conduct routine inspections of residential units, common areas, amenity spaces, and back-of-house areas to identify maintenance needs, safety concerns, and opportunities for asset preservation.

  • Coordinate and track work orders through the Service Request Management System, ensuring timely completion and follow-up.

  • Support preventive maintenance programs designed to maximize equipment reliability and operational efficiency.

  • Maintain maintenance records, equipment histories, inspection reports, inventory records, and preventive maintenance schedules.

  • Monitor utility consumption and identify operational concerns, irregular usage trends, or efficiency opportunities.

  • Coordinate corrective maintenance activities while minimizing disruption to residents and building operations.

  • Support sustainability initiatives through energy conservation efforts and responsible resource management.

  • Maintain a clean, safe, and organized work environment and ensure tools and equipment are properly maintained.

Vendor and Contractor Coordination

  • Coordinate service providers, contractors, and vendors performing work at the property.

  • Schedule and monitor contracted services, including landscaping, elevator maintenance, window washing, and other building maintenance programs.

  • Assist with reviewing vendor proposals, scopes of work, and service requirements.

  • Ensure vendor work is completed safely, professionally, and according to property standards.

  • Maintain productive working relationships with contractors, consultants, and service providers.

Resident Service Support

  • Provide exceptional resident-focused service consistent with Four Seasons standards.

  • Respond to resident maintenance requests promptly, professionally, and courteously.

  • Communicate effectively with residents and homeowners regarding maintenance activities, repairs, and service updates.

  • Ensure timely follow-up and resolution of resident concerns related to engineering and maintenance operations.

  • Collaborate with Residential Operations, Security, Finance, and other departments to support a seamless resident experience.

Financial and Administrative Responsibilities

  • Assist with monitoring departmental operating expenses and budget performance.

  • Track purchase requests, maintenance expenditures, and vendor-related costs.

  • Support capital improvement projects and building maintenance initiatives.

  • Assist with vendor invoice review and service verification.

  • Prepare and keep a calendar to maintain operational reports, maintenance records, and departmental documentation.

Life Safety and Emergency Response

  • Support compliance with all life-safety requirements, emergency procedures, and building operating standards.

  • Maintain familiarity with critical building systems, emergency equipment, utility shutoffs, and response procedures.

  • Participate in emergency response activities involving fire, flooding, power outages, equipment failures, severe weather, and other building emergencies.

  • Promote a safe environment for residents, employees, contractors, and visitors.

  • Support building readiness efforts and emergency preparedness initiatives.

Additional Responsibilities

  • Assist with the onboarding, scheduling, and day-to-day coordination of maintenance team members as needed.

  • Support employee engagement and sustainability initiatives, including participation in the Four Seasons for Good Committee.

  • Assist with special projects, operational improvements, and asset preservation initiatives.

  • Provide operational updates and maintenance recommendations to Engineering and Residential leadership.

  • Perform other duties as assigned.
