As a Compliance Specialist, you’ll play a critical role in ensuring Gorman & Company’s affordable housing portfolio remains compliant with federal, state, and investor requirements. You’ll partner closely with property teams, provide guidance and training, review compliance files, support audits and agency reporting, and help ensure our properties consistently meet regulatory standards. This is a great opportunity for an experienced affordable housing compliance professional who enjoys being a resource to site teams and staying current on changing regulations.
What You’ll Do
Review move-in, recertification, and interim files to ensure compliance with company policies, regulatory requirements, and established timelines.
Conduct compliance file audits both remotely and on site, providing timely feedback and guidance to property teams to resolve issues and maintain compliance.
Serve as a compliance resource for site staff, answering questions, providing training, and communicating updates related to HUD, IRS, state agency, and other affordable housing requirements.
Support state, investor, and agency monitoring by attending inspections and file reviews, preparing responses to findings, and developing corrective action plans with Regional Managers and property teams.
Manage required state and agency reporting, including monthly, quarterly, and annual occupancy reporting and responses to compliance findings.
Review and implement utility allowances, rent increases, rent limits, TICs, leases, and other compliance requirements.
Assist with resolving EIV, PIC, and TRACS discrepancies and maintain current knowledge of affordable housing regulations through continuing education.
Support the development and maintenance of company compliance policies, procedures, and the Compliance Manual.
What You’ll Bring
5+ years of affordable housing compliance experience, with strong working knowledge of Section 8, Public Housing, HOME, and LIHTC/Tax Credit programs.
A Tax Credit Specialist and/or COS Affordable designation, or the ability to obtain the required designation(s) and maintain continuing education requirements.
Strong knowledge of HUD, IRS, and state agency regulations, with the ability to interpret requirements and effectively communicate them to property teams.
Strong organizational, analytical, and problem-solving skills, with exceptional attention to detail and the ability to manage multiple deadlines.
Proficiency with Microsoft Office, including Excel, Word, Outlook, and PowerPoint; experience with RealPage/OneSite and EIV is preferred.
Excellent written and verbal communication skills and the ability to build collaborative relationships with site staff and internal teams.
Valid driver’s license, reliable transportation, and the ability to travel overnight and occasionally provide after-hours support for time-sensitive file reviews.
