Schedule: Monday–Friday, 25 hours per week (5 hours per day)
On-Call: 24/7 on-call availability, including evenings, weekends, and holidays
Job Summary
National Church Residences is seeking a reliable and experienced Apartment Maintenance Technician to support the day-to-day maintenance and turnover of vacant apartment units at Willowbrook Crossing, a 50-unit senior apartment community.
The Maintenance Technician will be responsible for preparing apartments for new residents by completing inspections, repairs, painting, basic maintenance, and other turnover-related tasks. This position plays an important role in ensuring units are safe, clean, functional, and ready for occupancy.
Key Responsibilities
Apartment Turns
Inspect vacant apartments to identify maintenance and repair needs.
Complete apartment turns within established timelines.
Perform patching, painting, caulking, drywall repairs, and touch-ups.
Replace or repair damaged fixtures, hardware, doors, cabinets, and appliances.
Perform basic plumbing and electrical repairs.
Check and repair toilets, sinks, faucets, outlets, switches, lighting, and other apartment systems.
Replace filters, smoke detector batteries, and other routine maintenance items.
Ensure apartments are clean, safe, and move-in ready.
Complete final inspections and address outstanding items before a unit is released for occupancy.
General Maintenance
Perform preventive maintenance throughout the property.
Respond to resident maintenance requests and work orders.
Maintain common areas, grounds, and building systems.
Troubleshoot HVAC, plumbing, electrical, and mechanical issues.
Maintain accurate records of completed work and apartment turns.
Maintain tools, equipment, and maintenance supplies.
Follow all safety procedures, building codes, and company policies.
On-Call Responsibilities
Participate in the property's 24/7 on-call rotation.
Respond to maintenance emergencies during evenings, weekends, and holidays as needed.
Determine appropriate action to protect residents, the property, and building systems.
Qualifications
High school diploma or GED required; vocational/technical training preferred.
3+ years of apartment, residential, or facility maintenance experience preferred.
Experience completing apartment turns is strongly preferred.
Working knowledge of plumbing, electrical, HVAC, carpentry, painting, drywall, and general repairs.
Strong troubleshooting and problem-solving skills.
Ability to work independently and manage multiple maintenance priorities.
Good communication and customer service skills.
Ability to lift, carry, bend, climb, and work in various indoor and outdoor conditions.
Valid driver's license required.
HVAC, electrical, plumbing, OSHA, or other relevant certifications are a plus.
Work Environment
This position works throughout a senior apartment community, including vacant apartments, occupied units, common areas, mechanical spaces, and outdoor areas. The position may require working in varying temperatures and conditions and using ladders, hand tools, and power tools.
