Job Summary

The Maintenance Technician II is a mid‑level role responsible for performing skilled maintenance, repair, and troubleshooting across facility systems, equipment, and infrastructure. This technician works independently on routine and moderately complex tasks, supports preventive maintenance programs, and assists Facilities Manager as needed. The role requires solid technical knowledge, strong problem‑solving skills, and the ability to prioritize work.

Expectations/Key Responsibilities

  • Completes work requests and projects in a timely and workmanlike manner, consistent with industry standards.

  • Perform preventive maintenance on mechanical, electrical, plumbing, and building systems according to established schedules listed in the Building Operations Program, Facility Compliance Schedule.

  • Conduct facility repairs including lighting, doors, flooring, painting, and plumbing.

  • Use diagnostic tools, meters, and schematics to troubleshoot mechanical and electrical issues.

  • Respond to work requests and emergency maintenance requests promptly and professionally.

  • Follows through on assigned work requests and projects to completion.

  • Maintain accurate documentation of repairs, parts usage, and maintenance activities.

  • Follow all safety protocols, lockout/tagout procedures, and OSHA guidelines.

  • Regularly identifies and reports necessary facility and equipment repairs or other issues to Manager.

  • Identifies opportunities for process improvements, cost savings, and equipment upgrades

  • Ability to work independently and seeks additional work when the assigned work requests and projects are completed.

  • Flexible in covering days and shifts as needed.

Qualifications:

  • High school diploma or GED.

  • 3–5 years of experience in industrial, commercial, or facility maintenance.

  • Proficiency with mechanical, electrical, and plumbing systems.

  • Ability to read and interpret blueprints, schematics, and technical manuals.

  • Experience using hand tools, power tools, and diagnostic equipment.

  • Strong troubleshooting and problem‑solving skills.

  • Ability to lift 50+ lbs and work in various environments (heights, confined spaces, hot/cold conditions).

  • Basic computer skills for CMMS/work order systems.

Preferred

  • Trade school certification or technical coursework (mechanical, electrical, HVAC/R, industrial maintenance).

  • Experience with building management systems.
