Description

Carteret Management Corporation is seeking a PROPERTY MANAGER who will oversee the daily operations of an apartment community located in Saint Petersburg, Florida. This position is responsible for driving strong community performance through effective marketing, leasing, resident relations and day-to-day operations. The Property Manager will help develop and execute marketing and leasing strategies designed to attract qualified prospects, maintain occupancy and position the community competitively in the market.

Responsibilities include, but are not limited to:

  • Resident Relations: Maintain a positive, customer service-oriented approach to management with a goal of meeting resident and community needs.
  • Marketing & Leasing: Oversee marketing and leasing activities to achieve occupancy and revenue goals. Develop and implement effective marketing strategies, promotions and outreach initiatives to generate qualified leads and drive leasing activity. Monitor traffic, lead sources, applications, leases and market trends, and adjust strategies as needed.
  • Operations: Responsible for oversight of the community, including marketing and leasing, supervision of maintenance, purchasing and working within budget, handling resident concerns or issues, and interaction with vendors.
  • Leadership & Supervision: Hire, train and motivate the on-site team. Assist in evaluation of on-site employees and direct staff activities to maximize productivity, efficiency and leasing performance.
  • Administrative: Maximize usage of RealPage OneSite for operating efficiency. Manage reporting to RPM and the corporate team, biweekly payroll and weekly AP packages.

Requirements

 

  • Prior property management experience, with marketing and leasing experience preferred.
  • Strong communication, customer service, marketing and leasing skills.
  • An analytical mind to evaluate challenges, monitor performance and recommend appropriate courses of action.
  • Proficiency with computers, including Microsoft Word, Excel, Outlook and RealPage OneSite.
  • Ability to work cooperatively and effectively with on-site staff, vendors, corporate team, residents and prospective residents.
