RPM Development Group, a leading NJ developer of affordable housing, is seeking an experienced Maintenance Technician II, known here as a Live-In Superintendent for a property located in Lawrence, NJ.


Position Summary

The Maintenance Technician II supports daily property operations by completing routine and intermediate maintenance work that helps maintain clean, safe, attractive, and inspection-ready apartment communities. This role requires dependable hands-on maintenance skills, strong customer service, sound judgment, and the ability to complete work orders, unit turns, preventative maintenance tasks, and property upkeep with limited supervision.


Essential Responsibilities

  • Complete routine and intermediate maintenance repairs, service requests, inspections, and assigned preventative maintenance in accordance with company standards, safety expectations, and property priorities.
  • Maintain common areas, grounds, curb appeal, trash and recycling areas, snow removal areas, mechanical spaces, and other property areas to help ensure the community remains clean, safe, and inspection ready.
  • Use Yardi Maintenance Mobile and other company technology to document, update, and close assigned work orders accurately, including notes, photos, labor, materials, and completion status when applicable.
  • Support apartment turnovers by completing assigned make-ready tasks, including repairs, cleaning support, painting, lock changes, fixture replacement, and basic unit preparation within established timelines.
  • Perform general repairs related to appliances, plumbing, painting, electrical fixtures, locks, doors, carpentry, drywall, flooring, and building maintenance within skill level, training, and company procedures.
  • Identify maintenance concerns, safety hazards, code-related issues, recurring problems, and capital repair needs, and communicate them promptly to the appropriate supervisor.
  • Provide courteous, respectful, and professional service to residents, applicants, vendors, housing partners, and internal team members.
  • Work closely with the Property Manager, Assistant Property Manager, Facility Manager, and maintenance team to support occupancy, resident retention, inspection results, compliance readiness, and property goals.
  • Support cost control by using supplies responsibly, reporting inventory needs, reducing repeat repairs, and completing assigned work efficiently.
  • Assist at additional sites as determined by company needs and support maintenance coverage, special projects, inspections, and emergency response when needed.
  • Respond to emergencies, on-call needs, after-hours calls, safety concerns, and urgent resident issues in a timely, professional, and solutions-focused manner.
  • Work beyond assigned responsibilities when needed to advance company goals and strengthen property performance.


Qualifications

  • High school diploma or equivalent required; trade school, technical certification, or industry training preferred.
  • At least 2 years of maintenance experience in multifamily housing, property management, facilities, construction, or a related field preferred.
  • Solid working knowledge of general maintenance, including appliance repairs, basic plumbing, painting, electrical fixtures, locks, doors, carpentry, drywall, grounds, and customer service.
  • Ability to complete routine and intermediate repairs, follow instructions, troubleshoot common maintenance issues, and request support when needed.
  • Ability to identify safety concerns, maintenance trends, recurring issues, and needed repairs and communicate them clearly to supervisors.
  • Ability to read basic instructions, service information, safety guidance, inspection reports, work orders, and vendor documentation.
  • Technology literacy required; ability to use Yardi Maintenance Mobile or similar work order technology required or must be learned within company timelines.
  • Valid driver’s license, insured vehicle, reliable transportation, and ability to travel between properties as needed.
  • Ability to use a personal vehicle for travel between properties and transportation of small maintenance-related items as needed.
  • Required to live at the assigned property or within a reasonable response distance based on site requirements and business needs.


Working Conditions and Physical Requirements

  • Ability to work periodic flexible hours, including emergency response or on-call assignments.
  • Ability to work at property locations in a variety of neighborhood settings and support additional sites as assigned.
  • Ability to climb stairs and ladders, ride elevators, push, pull, bend, squat, reach overhead, and lift up to 15 pounds routinely and up to 50 pounds occasionally.
  • Ability to walk or stand for 6 to 8 hours per day.
  • Ability to work outdoors for extended periods of time and during various weather conditions, including snow removal and emergency response situations.
