Position Overview

We are looking for a reliable Area Maintenance professional to join our team. This crucial role supports the functionality, safety, and appearance of our properties. As a key member of the maintenance team, you will be responsible for performing maintenance tasks, handling repairs, and responding to emergencies. The ideal candidate will have strong problem-solving abilities, the capability to work independently, and a commitment to delivering excellent service to our residents.Ā

What You Will Do

General Maintenance and RepairsĀ 

  • Perform general maintenance and repairs in areas such as plumbing, electrical, HVAC, and carpentry.Ā 
  • Prepare vacant units for move-ins, including performing repairs, touch-ups, and replacements.Ā 
  • Complete routine preventative maintenance tasks to ensure all systems and equipment are functioning properly.Ā 
  • Respond to maintenance requests and perform emergency repairs as necessary.Ā 

Property Inspections and SafetyĀ 

  • Inspect property systems and equipment (e.g., plumbing, HVAC, electrical) to identify malfunctions or safety concerns.Ā 
  • Ensure common areas and exterior grounds are well-maintained, clean, and safe for residents.Ā 
  • Ensure all safety protocols are followed, including fire safety and emergency procedures.Ā 
  • Monitor and secure property grounds to prevent damage, vandalism, or safety hazards.Ā 

Emergency Response and TroubleshootingĀ 

  • Handle emergency maintenance requests promptly, minimizing disruptions to residents.Ā 
  • Respond to and address on-call emergencies, troubleshooting and resolving issues as quickly as possible.Ā 
  • Communicate and collaborate with other team members, property managers, or supervisors in the event of major emergencies.Ā 

Documentation and ReportingĀ 

  • Maintain accurate records of completed tasks and track maintenance issues using work order systems.Ā 
  • Report any unresolved or complex issues to the Maintenance Supervisor or Property Manager.Ā 
  • Ensure detailed notes are kept on ongoing projects, and follow up as necessary.Ā 

Inventory and Equipment ManagementĀ 

  • Maintain tools and equipment, ensuring they are well-maintained and ready for use.Ā 
  • Keep track of inventory for maintenance supplies, ensuring adequate stock levels for necessary repairs.Ā 
  • Report any equipment malfunctions or needed replacements to the appropriate personnel.Ā 

Collaboration and TeamworkĀ 

  • Collaborate with the maintenance team to ensure all tasks are completed on time and to the required standard.Ā 
  • Work independently when necessary, but also contribute to team goals and assist with team tasks during peak times or emergencies.Ā

  • Perform all other duties and tasks as assigned by managementĀ 
  • Must be able to complete all physical requirements of this role with or without a reasonable accommodationĀ

Ideally, You'll Have

  • Previous maintenance experience, preferably in multi-family or student housing.Ā 
  • Strong knowledge of basic maintenance systems and repairs, including plumbing, electrical, HVAC, and carpentry.Ā 
  • Valid driver’s license and reliable transportation.Ā

  • Certifications in HVAC, plumbing, or electrical work.Ā 
  • Prior experience working a swing shift or overnight maintenance position.Ā
