Summary:
Under the direct supervision of the Yerington Paiute Tribal Housing Authority (YPTHA) Maintenance Supervisor, the Housing Maintenance Worker performs routine, preventive, emergency, and rehabilitation maintenance on YPTHA housing units, facilities, grounds, and equipment. The position completes assignments issued through approved work orders, documents all work performed, assists with property inspections, and helps maintain safe, clean, and functional housing for YPTHA residents. All duties must be performed professionally, safely, confidentially, and with cultural sensitivity.


Responsibilities:

  • Follow assignments and instructions provided by the Maintenance Supervisor.
  • Rehabilitate, repair, and maintain housing units, facilities, and other properties.
  • Complete monthly preventive maintenance, recurring maintenance, and emergency repairs.
  • Assist with inspections of housing units, buildings, grounds, and other properties.
  • Repair or replace windows, doors, locks, faucets, fixtures, and other building components.
  • Replace electrical outlets, switches, and light fixtures within the employee’s training and authorization.
  • Perform drywall, plaster, carpentry, and interior and exterior painting.
  • Respond to emergency maintenance requests promptly, including after-hours assignments when required.
  • Perform landscaping, weed removal, snow removal, debris removal, and community cleanup.
  • Perform interior and exterior custodial duties.
  • Identify and report safety hazards, property damage, and repairs requiring specialized or licensed contractors.
  • Maintain tools, vehicles, equipment, supplies, and inventory records.
  • Properly use, clean, secure, and store tools and equipment.
  • Maintain accurate work orders, inspection documents, maintenance records, and service histories for each property.
  • Maintain an adequate inventory of maintenance forms, supplies, and materials.
  • Follow all applicable safety procedures, building requirements, policies, and supervisory instructions.
  • Communicate professionally and respectfully with residents, employees, contractors, vendors, and outside agencies.
  • Maintain confidentiality regarding residents, housing units, files, accounts, and information observed in the workplace or during unit entry.
  • Assist with community events and public education activities.
  • Perform other duties as assigned.


Knowledge, Skills and Abilities:

  • Knowledge of general building maintenance, repair methods, tools, materials, and workplace safety practices.
  • Basic knowledge of plumbing, carpentry, painting, drywall repair, landscaping, custodial work, and minor electrical maintenance.
  • Ability to recognize unsafe conditions and determine when work requires a licensed or specialized contractor.
  • Ability to safely operate hand tools, power tools, vehicles, and maintenance equipment.
  • Ability to understand and follow written and verbal instructions.
  • Ability to organize assignments, manage time, and complete work accurately and promptly.
  • Ability to maintain clear, concise, and complete reports, work orders, maintenance histories, and inventory records.
  • Ability to work independently, accept responsibility, and use sound judgment when addressing maintenance problems.
  • Ability to respond appropriately to emergency and unexpected maintenance situations.
  • Ability to communicate effectively and maintain positive working relationships with residents, employees, contractors, vendors, and other agencies.
  • Ability to physically capable of standing, walking, bending, stooping, kneeling, crouching, crawling, climbing, reaching, pushing, and pulling.
  • Ability to safely lift and carry at least 50 pounds, with assistance or mechanical equipment used for heavier loads.
  • Ability to work under buildings, on ladders, on elevated surfaces, and in confined spaces when properly trained and equipped.
  • Ability to work indoors and outdoors in heat, cold, snow, wind, wet conditions, dust, noise, and other maintenance-related environments.
  • Ability to maintain strict confidentiality.


Qualifications:

  • Must be at least 18 years of age.
  • High school diploma or GED required.
  • Previous experience in building maintenance, construction, property management, custodial work, or a related field is preferred.
  • An equivalent combination of relevant education, training, and experience may be considered.
  • Must possess a valid driver’s license and provide a three-year DMV driving record.
  • Must remain eligible and insurable to operate vehicles and equipment.
  • Must successfully complete all required background check.
  • Must successfully complete pre-employment drug test.
  • If a YPTHA housing participant, the employee must remain in full compliance with all applicable housing-program requirements.
