Position Description 

We’re seeking and On Site Maintenance Technician responsible for ensuring our rental units are turned over in a timely manner and to the highest quality standards to join our Caliber Property Management Team. This role includes performing routine maintenance tasks, property checks and preventative maintenance in a professional manner.

Full-time -8:00am – 4:00pm Monday through Friday with availability after hours for on-call rotation.

Pay – $25-$28 per hour to start.

Location – Ankeny (Spectrum Heights)


Your role will include preparing units for new residents which includes completing repairs, painting, and ensuring all units meet company standards before move-ins.

Pool- Maintain pool cleanliness and safety; obtain or hold CPO certification within six months of hire. Conduct and document required pool water tests, add chemicals safely according to guidelines, and arrange pool furniture daily.

Repairs: Diagnosing and repairing problems with plumbing, electrical, HVAC, drywall and other rental unit related items.

Installation: Installing fixtures and appliances (lifting to 70lbs).

Landscaping: Maintaining the exterior of the building, including picking up trash and debris.

Cleaning: Cleaning and maintaining common areas, amenity areas, and lobbies.

Inspect - Vacant units and identify repairs or replacements needed.

Maintenance – Perform general maintenance tasks including plumbing, electrical, HVAC, carpentry, drywall and appliance repair. Help with work orders as needed.

Paint – Perform up to full paint of a unit.

Walkthroughs – Ensure make ready units meet deadlines and quality standards by conducting final walkthroughs.

Communication – Maintain accurate records of work completed in property management software and communicate progress and issues with maintenance leaders.

Preventative – Assist with preventive maintenance tasks.

Emergency Response – Being on an on-call rotation to respond to emergency issues. (once every 10 weeks)

Safety – Maintaining fire, carbon monoxide, smoke systems and inspection checks. Ensuring that the properties are safe, clean and habitual always.
